Fourth Edition: The Closing
The closing process is the final step before you officially become the owner of your new property. Here’s how to navigate it smoothly:
1. Arrange for the Closing
- To ensure a seamless closing, you must:
- Coordinate with your real estate attorney and notary.
- Set a closing date that allows all parties to be prepared.
- Confirm if a Power of Attorney (POA) is needed in case you cannot be present.
2. Approve the Escrow Disbursement Schedule 🧑⚖️Before funds are released from escrow, you will:
- Review the final financial statement.
- Ensure all contractual conditions have been met.
- Approve the payment distribution to the seller and any involved parties.
3. Transfer of Title & Signing the Closing Documents
A Public Notary will oversee this process:
- The property title is transferred to your name (or your corporation’s name).
- The deed is officially recorded in the National Registry.
- All closing documents are signed and notarized.
4. Final Payments and Fees
At closing, be prepared to cover:
- Remaining purchase balance.
- Legal and notary fees.
- Transfer taxes and registration costs.
